I would compare the convenience of a new home beside Lakeside MRT with the extra cost and the wait before you can move in.

Two three-bedroom choices, then a resale check.

The current portal mix shows standard three-bedroom homes at 872 to 904 sqft and Premium + Study homes at 947 to 1,001 sqft. Compare the actual plans before deciding what size to budget for: the study, circulation and room dimensions matter more than the name of the type.

Standard three-bedroom

A starting point for a family whose rooms can each do one job. Check whether the dining area, storage and laundry arrangement work without using a bedroom for another purpose.

Premium + Study

A useful comparison when someone works from home. Establish how the study connects to the living area and whether it can be used comfortably while the rest of the family is home.

Build a three-home shortlist

I would compare one specific Lucerne unit with a suitable completed unit in Lake Grande or Lakeville, and one in The Lakefront Residences. For each, write down the purchase price, usable rooms, renovation allowance, monthly ownership costs and the earliest date you can move in.

If you would rent during construction, include that rent in the comparison. For example, an illustrative $4,000 monthly rent over 36 months adds $144,000 before moving costs. This is arithmetic for testing a housing gap, not a quotation for local rent or a construction timetable.

Lucerne’s convenience may still be worth paying for. The question is whether the specific home improves your daily life enough to cover that premium and the cost of waiting. I would not use school proximity or another integrated development’s historical returns as a forecast for this purchase.

School planning also needs the current rules. MOE has published changes to the P1 registration framework; check the applicable year and school rather than applying an old 1 km assumption to a future move.

Start with the resale alternative

The useful comparison is with completed Lakeside homes you could buy and live in now. Lake Grande, Lakeville and The Lakefront Residences are starting points. Compare actual unit sizes, condition and transaction evidence. A neighbouring project still under construction does not establish a proven resale outcome.

MRT access is a practical benefit

Access to Lakeside MRT is a reason to investigate this project. Walk the actual route and check which parts are sheltered. The benefit matters most if it improves your household’s daily travel. Do not turn a convenient location into an assumption that every unit is worth the same premium.

School proximity needs a narrower claim

School proximity can matter to a family, but it does not establish future price growth. Check the official registration distance for the specific home and the applicable admission process. Ask whether that location is useful to your family even if it produces no extra resale premium.

Pay attention to the housing gap

A new launch and a completed resale home have different cash-flow timelines. Include the cost of renting or continuing to own another property during construction. Compare the contractual completion date with any earlier expected completion estimate; those are different commitments.

Work out the upgrader’s usable proceeds

A headline HDB selling price is not a purchase budget. Deduct the outstanding loan, CPF refund and selling costs. Separate cash and CPF, get the loan position confirmed, then compare a specific Lucerne layout with the completed alternatives. Use a current unit quotation for the purchase budget.

My decision test

I would consider paying more when the specific unit, transport access and home layout improve your daily life enough to justify the cost. I would also want you to be able to hold the home longer than planned. If the premium requires an optimistic sale price later, I would revisit the shortlist.
