How should I compare a new launch with a resale condo?
Start with homes you would actually live in, at a total price you can fund. Compare usable space, remaining lease, condition, renovation costs and when you can move in. I would also look at recent transactions for similar homes, rather than compare only the advertised price per square foot.
Can I buy a private condo while I own an HDB flat?
HDB requires you and your spouse to fulfil the flat’s Minimum Occupation Period before acquiring private residential property. Whether you can retain the flat after buying also depends on the applicable ownership rules. Check your household’s position with HDB, and work through financing and stamp duty before signing.

What stamp duty should I budget for?
Buyer’s Stamp Duty is calculated using the higher of the purchase price and market value. Additional Buyer’s Stamp Duty depends on your buyer profile and residential property holdings, with specific conditions for any relief or remission. I would confirm the calculation for the actual buyers and property before treating the purchase budget as settled.

Does buying near a primary school secure admission?
No. Admission follows the school’s applicable registration rules, and distance priority is not the same across every school or scheme. Check the current MOE framework and the official home-school distance before making a move for school reasons. The school section here is a curated browsing selection, not an official ranking.

Selling
How much of my selling price can I use for my next home?
First deduct the outstanding loan, required CPF refund and selling costs. Then separate the cash from the CPF funds and check when each becomes available. The headline selling price is not the amount you can spend on the next purchase. Your CPF refund and the way it is allocated depend on your own CPF position.
How do you decide an asking price?
I start with recent transactions for comparable homes, then look at the alternatives buyers can choose from today. Floor, facing, size, condition and timing matter. Once viewings start, we review the actual enquiries, feedback and offers to see whether the asking price is working.
Is property agent commission fixed?
No. Commission is negotiable. Agree on the amount or rate, the work covered, when payment is due and whether GST applies before the agent starts work. Put the agreed terms in the estate agency agreement so both sides are clear.
Should I sell first or buy first?
I would map both sequences before choosing. We need to know when your sale proceeds are available, what you can fund before completion and where you will stay if the dates do not line up. Your HDB eligibility, financing and stamp-duty position can change which sequence is practical.

What should I prepare for our first conversation?
Your current housing situation, the areas you are considering, a rough budget and the timing you have in mind are enough to start. If you are selling, share the property type and what you hope to do next. You do not need a finished shortlist.
