The project has two collections and a wide spread of home types. The useful comparison starts with the layout and total price you would actually buy.

1,055 sqft or 1,152 sqft with a study?

My September research focused on these two three-bedroom types. The current ERA mix records 170 homes in the 1,055 sqft Premium type and 60 in the 1,152 sqft Premium + Study type. The additional 97 sqft needs to solve a real space requirement for your household.

Start here if the three bedrooms meet your needs and keeping the total purchase price lower matters more than a separate study. Test the furniture arrangement and storage on the actual plan.

Consider the additional space if you work from home or need a separate room for study. Check the study’s dimensions and ventilation before treating it as a substitute bedroom.

Know which collection you are comparing

The current developer description records four 21-storey blocks and two 30-storey towers. The layouts are marketed in Classic and Luxury collections. Compare the actual floor plan, specifications, floor and facing rather than assuming that the collection name settles the choice. ERA portal marketing images show the intended design, not a completed view from your chosen unit.

Compare the space you will use

The public mix ranges from two-bedroom homes through five-bedroom suites. Put scaled furniture on the plan and inspect bedroom dimensions, circulation and balcony space. A smaller reported area does not automatically mean a less useful layout, and a higher psf does not by itself establish a higher total cost.

Check the location on foot

Upper Thomson and Bright Hill are the relevant MRT connections in the public portal. Walk the route you would use. Visit the roads and neighbouring developments at the times your household is likely to be home. Portal proximity and a real daily journey answer different questions.

Use nearby resale as a real alternative

Thomson Three and Thomson Grand are useful starting points for nearby completed homes; JadeScape broadens the comparison. Compare matching bedroom types, usable space, remaining lease, renovation needs and dated transactions. Lease-age adjustments are estimates, not prices a future buyer has agreed to pay.

Plan for the construction period

Check the developer’s current timetable and payment schedule. Confirm how the dates fit your financing, any existing home and where you will stay before completion.

Who should take a closer look?

A buyer who needs this area, likes the specific layout and can fund the purchase through construction has a reason to investigate. If you need immediate occupation or the budget only works with an assumed future gain, compare completed homes before committing.
